1: MORTGAGES
 
The current international financial situation has also affected the availability of both Spanish & UK Mortgages. At the time of printing, Spanish mortgages for non residents are still available but, usually, only up to a maximum of 70% of the valuation.

2: CURRENT MARKET PREDICTIONS

 

It is no secret that the property market in Spain is in a trough. Prices are being reduced, both as a reflection of this, and also because of the current exchange rate between the € and the £. We, at Hot Property, do not have a crystal ball, but with the number of properties exceeding the number of buyers, there are great bargains and great opportunities for buyers right now.

 

Even when the number of properties exceeds the number of buyers, there will still be properties which buck this trend - unique frontline properties, properties with panoramic sea views, or with direct access to the beach, may not be so affected by market conditions.

In conjunction with the developer for Solana Hills, we are pleased to offer a solution to the poor exchange rate which is taking some properties beyond the reach of buyers. 4: SHOPPING
 
Until fairly recently, the choice of merchandise in shops was somewhat limited, compared to many other European Countries. There are many factors which produce this result, but by comparing the average high street between towns within the Costa Blanca, it will quickly become clear that the percentage of independent outlets is quite large. There are fewer large chain stores and great pleasure can be found in finding ‘little gems’ from unique, individual shops, abundant in the villages here.

 

Recent times have seen the construction of larger out of town shopping centres, the newest being La Portal del Marina on the N332 at Ondara. A large modern complex, with many chain outlets, as well as a few smaller independent shops, a food hall and cinema complex. There is also La Marina centre at Finestrat, near Benidorm, or, for a day out, there are two large centres and an Ikea store in Murcia. (Signposted from the AP7 and about a 2 hour drive from Moraira). In addition, there are two smaller shopping centres in Gandia. For the British Expat, there are a number of smaller supermarkets, such as “Quick Save” or specialist outlets such as “Cornish Pride”. The latest and largest food outlet to open is “Iceland” in Benissa, which has the same choice as Iceland in the UK and is staffed by Expats.

 

There are also specialist outlets for other nationalities, it really is a case of searching and using. For general weekly food shopping there a number of supermarket chains. In no particular order, there are;

 

MAS Y MAS:             Supermarket chain, with outlets in many towns, sometimes even more than 1 a town. Quite a good selection of British goods, but mainly ‘run of the mill’ produce.

 

MERCADONA:         Good quality supermarket, with outlets in many towns, with a huge selection, but not so much British produce.

 

EROSKI:                    Large and out of town supermarket chain store, which has recently expanded by buying out the smaller chain of Caprabo. Also sells hardware, etc in larger stores.

 

CARREFOUR:          Large out of town supermarket chain store selling almost everything. Has specialist section aimed at Expats from a number of European countries.

 

CONSUM:                  Supermarket chain with outlets in many towns.

 

LIDELS:                     Stack it high and sell it cheap, with outlets in many towns. Has many one-off deals for diverse items that you would not expect to find in a supermarket, i.e. TV stands.

 

In addition to the supermarkets, every town has a weekly open air market and some also have a “Rastro” which can be likened to a car boot sale. The following is just a selection available, but there are many others as well.
