2: PROPERTY EXCHANGE

In the current economic climate, where vendors in the UK, Spain and elsewhere are finding it increasingly difficult to sell their properties, we are developing the concept of Property Exchange - either a direct exchange for property in Spain or an exchange with a cash balance. This process is not overly complicated and all the legalities can be handled in the same way as a more traditional sale.

In have therefore started to list Spanish properties where the owners would consider an exchange. Check out our web site www.hotpropertyspain.netand on the front page Navigation click on PROPERTY EXCHANGE to see the latest list of Spanish property for exchange. Each vendor has a reference such as V1, V12, etc and this can be used when contacting Hot Property for further information, or look up the HP property reference in the search box on the front page.

Also listed are applicants, each with a reference such as A1, A8 etc and, where known, what they have to exchange and what they are looking to exchange for in Spain. Look for the AP reference as some of these properties are also listed on our website.

If you are interested in this exchange programme, then please let us know and we will add your property details to our website.

The list of properties for exchange will continue to grow over the coming months, so please keep checking the website for the current list.

Relevant Questions & Answers:

Q. What happens if we have a mortgage?

A.  If both properties are in Spain, there is no problem. If the properties are in different countries, it becomes more complex, but nothing insurmountable.

Q. What if there is a difference in values?

A. The difference will need to be made up with cash, in the relevant currency.

Q. Do we need legal representation?

A. We always advise that you use the services of a lawyer.

Q. Are there any upfront charges?

A. No.

Q. What other charges are there?

A. Usual legal fees, estate agent fees, notary fees.

Q. Who decides the value of the properties?

A. As the properties are already on the market, they will have an asking price. It is therefore up to each party to decide if the exchange is good value for them, possibly there will be room for negotiation.

Q. How long will the process take?

A  This can be very quick in Spain.  In other countries, it will be dependent on the legal process.

Q. Will we still need to go to the Spanish Notary?

A. Yes the legal process here will not change.

Q. Who pays the property transfer taxes in Spain?

A. The buyer – 7% of the purchase price.

3:WHEN IS THE TIME TO BUY?

For those with capital sitting in the bank, or in shares, or other accounts, the question they must ask themselves is when will the market bottom out, and in the current financial turmoil is property a better performer than any other options?

Firstly experts, other than us, are how saying, that "the time to buy in Spain, particularly the Costa Blanca is fast approaching”. The average home here is at least 30,000€ less than this time in 2008, with official figures released last month showing a reduction of 14% in the cost of coastal properties. This is the first considerable fall for six years.

The average price in square metres of a new home in the Alicante province has been reduced to 2,083€ and for a resale home 1,938€. Although the price is also affected by other factors, such as location, views, facilities, etc.

Secondly, with the European interest rates falling to their lowest level since 2003, and may fall further if the economy does not show signs of improving, Spanish mortgages are still available at very low rates of interest.

Thirdly, other figures recently released, show that 40% of Britons still intend to buy a home abroad, as soon as their personal circumstances allow it, with Spain ranked as the top preferred destination.

Yes, the recovery of prices may take some time, but on the other-hand it could start next week. No one knows, and we do not have a crystal ball, but property in comparison with shares and saving accounts has always done better in the long term.

Just think back to the property crash 10 years ago. Property prices are still higher now than they were at the beginning of the crash, let alone the end. I doubt the same can be said for shares and savings accounts.

4: JAVEA PORT

For anyone interested in sailing & boating, the Spanish Ministry for Infrastructure, has announced plans to invest 22 million euros in the expansion of Javea port, and also the refurbishment of Denia yacht marina. The Javea scheme has been a project discussed for some years, with both supporters and detractors, and has been ruled out on previous occasions, but it seems now that the regional government intends to proceed with the scheme.

5: RYAN AIR

Ryan Air have announced that they are moving thei base of operations from Valencia to Alicante Airport. They have also announced that they have a new route from Alicante to Bristol. They will continue to fly to their other UK and Irish destinations.

So, along with the numerous other airlines operating from Alicante, it has never been easier to get a flight from regional UK and European airports.
